We strip out what is failing, correct the grade so water runs away from the house, amend the sandy soil that so much of the East End sits on, and lay fresh-cut sod tight with staggered seams.

The preparation underneath matters far more than the roll on top. Sod laid on unamended sand looks perfect for three weeks and then browns in the first dry spell, so we build a proper root bed first and set your irrigation to an establishment schedule before we leave. You get a written watering plan for the first two weeks — the window that decides whether the lawn knits in or lifts.
